What you need to register a rental property in England

Last checked 16 Oct 2026. The regulations were still in draft when we checked, so details can change.

Having your information ready makes registering quicker. This checklist is based on the GOV.UK Housing Hub and the draft regulations. The final form may ask for slightly different things, so treat it as a preparation guide.

Before you start

The Housing Hub says you will need a GOV.UK One Login. If you do not have one, set it up before the service opens.

About you, the landlord

If you are an individual:

If you are a company or other organisation, the draft regulations list more, including:

About each property

About the tenancy and safety

For a let property, the draft regulations ask for:

A simple order of work

  1. Make a list of every property and its region, then note each deadline.
  2. Find each gas, electrical and energy certificate and check the dates.
  3. Gather tenancy details: occupants, households, rent and what is included.
  4. Note licence details for any HMO or licensed property.
  5. Decide whether an agent will help, and agree who does what.
  6. Set up your GOV.UK One Login.

Timing matters

The draft regulations say that for a let property, the tenancy and safety information must be provided within 28 days of making the dwelling entry. If it is not, the entry becomes inactive. See updating and renewing your entry.

Our Landlord Registration Pack, which is not yet on sale, is a spreadsheet built around this checklist.
