Can a letting agent register your property for you?
Last checked 16 Oct 2026. The regulations were still in draft when we checked, so details can change.
Many landlords use a letting agent or property manager and assume the agent will deal with the register. The official sources say agents can help, but the landlord stays responsible.
What GOV.UK says
The GOV.UK Housing Hub says there will be an option for agents to upload some information, but the landlord must start the process and will remain responsible for all of the required information.
What the draft regulations say
- A landlord can delegate supplying information to a letting agent or property manager.
- An agent or property manager may update certain information on the landlord's behalf. That covers the Part 2 tenancy and safety information, and the details of the property manager in the dwelling information.
- The landlord specified in the entry, or certain people acting for them, can update the rest.
Other people can also act for a landlord, such as someone with power of attorney, a guardian, or a person acting for a deceased landlord's estate.
What this means for you
- Start it yourself. Do not assume the agent will create your landlord entry. The landlord starts the process.
- Agree who does what in writing. For example: who has the gas safety record, who updates the entry when a tenancy changes, and who pays the fee.
- Remember the 28-day rule. The draft regulations expect updates within 28 days of information becoming out of date. If your agent is meant to do that, check they will.
- The responsibility stays with you. If information is missing or wrong, the consequences fall on the landlord.
Questions to ask your agent
- Will you help with the register, and is it included in your fee?
- Who creates the entries, and who pays the £65 per property?
- How will you tell me when something is updated?
- Who has the certificates and licence details?
We cannot see how agents will access the service, and official agent guidance is still being published. We will update this guide when it is.
